Opportunity to Invest in Land (group venture)

I may have the opportunity to invest in several acres of land in Prince William County Virginia. It is a wooded lot and is currently being used as a small motocross track and trail system for OHVs. I belong to the OHV club that leases the property and we are about 200k short of purchasing the land. I am proposing that several of our members fork out the cash to buy the land in return for part ownership. This is new territory for me and I have no clue if this is a good investment or not, especially when purchasing it jointly with several other members. Looking for advice.
